This project involved a ±6,800 square foot tenant improvement that transformed an old concrete mechanical penthouse into a modern brand adjacency office. The design retained and highlighted the industrial character of the space, featuring exposed concrete, high ceilings, and large windows, while integrating contemporary office amenities. The reconfigured layout included open workspaces, private offices, meeting rooms, and collaborative areas, promoting flexibility and adaptability. Upgrades to mechanical, electrical, and plumbing systems ensured comfort and efficiency, while sustainable design principles were prioritized through energyefficient lighting, HVAC systems, and eco-friendly materials. The office was equipped with state-of-the-art technology infrastructure and adhered to all safety and accessibility standards. This project successfully created a dynamic and innovative workspace that reflected the tenant’s brand identity while preserving the unique character of the historic penthouse.
